Search for fit-out companies in Abu Dhabi and many of the results are Dubai firms with a sales office in the capital. Our workshop, joinery and installers are in Mussafah, which changes how a project runs: a site survey can happen the same week, material samples come to you rather than the other way round, and a snag at handover is fixed by the team that did the work, not a subcontractor two emirates away.
We have worked on UAE interiors since 1988. The company began in decoration and grew into complete fit-out because clients kept asking for one team to take responsibility for the whole space: ceilings, partitions, joinery, flooring, painting and lighting, coordinated by one project manager rather than five separate contractors.
Residential fit-out: villas and apartments
Most of our residential work is in the villa communities of Khalifa City, Mohammed Bin Zayed City, Shakhbout City, Al Reef and Al Raha, the older neighbourhoods of Al Bateen and Baniyas, and the apartment towers on Al Reem Island, Yas Island and Saadiyat. Scopes range from a majlis ceiling and repaint to a complete interior: new gypsum ceilings with integrated lighting, made-to-measure wardrobes and kitchens, SPC or tile flooring, wall panelling, and decorative finishes.
For homes that are lived in during the works, we plan room by room, protect everything outside the working area, keep the site dust-controlled, and agree working hours with the household.
Commercial fit-out: offices, clinics, shops and restaurants
Commercial clients come to us with a lease start or an opening date, and the programme is built backwards from it. A typical office fit-out in Abu Dhabi covers glazed and gypsum partitions, ceilings, flooring, reception joinery and storage, painting and branding features, and lighting with the electrical work done by our own team. Restaurants, clinics and retail units add their own requirements, which are planned into the drawings from the start rather than discovered on site.
We work in the city-centre and Al Reem towers, Mussafah and ICAD, and community retail across Khalifa City, MBZ City and Yas, to the building's permitted hours, including night and weekend shifts where the tower requires them.
Approvals for fit-out work in Abu Dhabi
Which approvals a project needs depends on the property and the scope, and getting this wrong is the most common reason Abu Dhabi fit-outs stall. Cosmetic works such as painting, wallpaper, decorative panels and like-for-like flooring usually require only your building management or community NOC. Structural changes, alterations to plumbing runs or electrical load, and anything that affects fire detection, sprinklers or escape routes are different.
For villas, structural and MEP changes are permitted by Abu Dhabi Municipality (DMT) through TAMM, with ADDC involved where the electrical load changes. For offices and commercial units, the landlord or facilities manager issues an NOC on the fit-out drawings, and Abu Dhabi Civil Defence reviews any change to the fire strategy. Developer-managed communities and malls add their own approval step. We tell you at the survey which of these apply, prepare the drawing package the submission needs, and coordinate the process with you so the programme is not held up by paperwork discovered late.
What decides fit-out cost in Abu Dhabi
We do not publish a rate per square foot. Two apartments of the same size can differ several times over in cost depending on what goes into them, and a headline rate that changes at the site visit helps nobody. After a survey we give you a fixed, itemised estimate with no obligation. The factors that move the number are:
- Floor area and ceiling height, and how much of the existing interior is retained
- Scope mix: ceilings and partitions are usually the largest items, then joinery and flooring
- Material grade: laminate or veneer, porcelain or natural stone, standard or acoustic ceilings
- MEP changes: relocating AC diffusers, new electrical points, plumbing for pantries or bathrooms
- Site conditions: access, lift availability, permitted working hours, protection of occupied areas
- Approvals and the drawings the authority or building management requires
- Programme: a compressed timeline can need additional crews or shifts

Yes. We protect areas outside the works, keep the site dust-controlled and tidy, and work to the hours the household or building allows, including nights and weekends in commercial towers where required.

We walk through every detail with you at handover, and the finishing we complete is backed by our workmanship warranty. Clients who want their interior kept in condition can take an annual maintenance contract.
