Renovation for Abu Dhabi villas and apartments

A renovation is different from a new fit-out: the property is usually lived in, some of the existing interior is worth keeping, and the surprises are behind the finishes. Since 1988 we have renovated homes across Abu Dhabi, from older villas in Al Bateen and Baniyas to newer communities such as Khalifa City, Mohammed Bin Zayed City, Al Reef and Al Raha, and apartments on Al Reem Island, Yas Island and Saadiyat.

Scopes range from a single room, a new ceiling and repaint, to a complete interior refresh: ceilings, wall finishes, flooring, joinery, lighting and decorative details planned together so the finished home reads as one design rather than a series of separate jobs.

What usually needs replacing, and what can stay

In most Abu Dhabi homes the biggest visual gains come from ceilings and lighting, flooring, and built-in joinery. Sound tile floors can often be overlaid with SPC or LVT without demolition; tired kitchens and wardrobes are usually better replaced with made-to-measure joinery than refaced; and older halogen or fluorescent lighting is worth swapping for LED at the same time as any ceiling work. We tell you honestly at the survey what is worth keeping.

Approvals for home renovation in Abu Dhabi

Decorative works inside a villa (painting, ceilings, panels, flooring, joinery) generally need no authority permit. Anything that alters the structure, the external envelope, the plumbing runs, or the electrical load is different: in Abu Dhabi that means a permit from Abu Dhabi Municipality (DMT) through TAMM and, where the load changes, ADDC. Apartments and villas in developer-managed communities also need the community or building management NOC before work begins. We flag what applies during the survey and coordinate the submissions and drawings with you.

In Dubai the equivalent route runs through Dubai Municipality or the relevant master-developer authority (DDA, Trakhees) for structural and MEP changes, DEWA for electrical load, Dubai Civil Defence where fire systems are affected, and the community NOC in Emaar, Nakheel, Dubai Properties and Damac developments such as Arabian Ranches, Dubai Hills and Damac Hills.

Living in the home during works

Most of our renovation clients stay in the property. We plan the works room by room, seal and protect the areas not being worked on, keep the site dust-controlled and tidy at the end of each day, and agree working hours that suit the household. Weekly progress updates keep you in the picture without you needing to be on site.

What decides renovation cost in Abu Dhabi

Every renovation is priced after a site survey as a fixed, itemised estimate. The factors that move the number are the floor area and number of rooms in scope, how much demolition and making-good is needed, the material grade you choose, any changes to plumbing or electrical, whether joinery is replaced or refaced, and the approvals the property requires.

A little clarity

Before we
begin.

Good projects start with the right questions.

01How much does villa renovation cost in Abu Dhabi?

It depends on the rooms in scope, how much demolition is needed, material grade, plumbing or electrical changes, and joinery. We survey the villa and provide a fixed, itemised estimate; we do not publish a per-square-foot rate because it would not reflect your property.

02How long does an apartment or villa renovation take?

A single room refresh is typically a couple of weeks. A full villa interior is planned as a phased programme so that you can stay in the home; we agree the sequence and milestones with you before starting.

03Do I need Abu Dhabi Municipality approval to renovate my villa?

Not for decorative work such as ceilings, painting, panels, flooring and joinery. Structural, external, plumbing-run or electrical-load changes need a DMT permit through TAMM and may involve ADDC. Developer communities also require their NOC. We identify what applies at the survey.

04Can I live in the home during the renovation?

Most clients do. We work room by room, protect the rest of the home, keep the site dust-controlled, and agree working hours with the household.

05Do you do kitchen and bathroom renovation in Dubai and Abu Dhabi?

Yes. Kitchen renovation (cabinets made in our workshop, worktops, tiling, lighting) and bathroom renovation (vanities, tiling, fixtures, waterproofing) are among our most common scopes, on their own or as part of a wider refresh.

06Can you renovate just one room, or the kitchen and wardrobes?

Yes. Single rooms, kitchens, bedrooms with new wardrobes, and majlis refreshes are common scopes. Bring photographs and we will tell you what is worth changing and what can stay.

07Which Abu Dhabi communities do you renovate in?

Villas and apartments across Mussafah, Khalifa City, Mohammed Bin Zayed City, Shakhbout City, Al Reem Island, Al Raha, Al Reef, Yas Island, Saadiyat Island, Baniyas and Al Bateen, and elsewhere in Abu Dhabi on request.
